This is where we answer your frequently asked questions. Submit a question on the "Contact Us" Page, and we will try to answer you as soon as possible.

1.   I would like to make changes to my home. What do I need to do?

1.   I would like to make changes to my home. What do I need to do?

Download the Architectural Change (A/C) Request Form, fill it out and send it to Jack Baker. You may also need to file a form with the City of Pflugerville. These forms can be found here.


2.   I would like to add a deck on the back of my house. What do I need to do?

Download the Architectural Change (A/C) Request Form, fill it out and send it to Jack Baker. If the deck will be attached to the house, you will also need to file a form with the City of Pflugerville. These forms can be found here. Basically you must stay 5' from the fence line, 15' from the back of the property, and 25' from the front of the property. If you are close to the fence, put pavers between the patio and the fence. This is considered flat work, and as long as it is not "impervious" it is allowed, by city code.


3.   What is the distance of the running track loop?

The loop is about 1500 feet, 0.3mi or about 0.5km. Therefore, about 10 loops make about 3 miles (5km).


4.   How can I get a copy of the Covenants, Conditions, & Restrictions (CCRs)?

Contact Jack Baker and he can either put the documents on a cd for you or get you a printed manual. Both of these are for a fee, but these are for a fee, but the CD is cheaper. Alternatively, you can download the documents


5.   How do I report a violation of the CCRs (deed restrictions)?

Download the Complaint Form, fill it out with as much detail as possible and send to Jack Baker. It can be anonymous.


6.   How does the SBHOA spend dues money?

The board spends money on various administrative costs necessary to the housing community. For instance, the dues go to pay insurance, management fees, legal and accounting expenses. The dues also go to keep up the common areas like the park and front entrance. We attain bids yearly for most of the expenses to make sure we are getting the most for our money. Because of this, we can not release the budget in an open format (internet). Therefore, if you want more information on specific costs for services, please submit a request and the board will gladly provide it.


7.   We are selling our home. What do we need to know?

Nothing much. Your realtor and title company should worry about everything for you! You should concentrate on where you want to be next.


8.   Does the city have a curb side pickup for dead tree limbs?

Pflugerville has a curb side pickup service for trash of different sizes and types. They will come pick up tree limbs up to 9" or grass clippings in paper bags by calling 252-Chip or by e-mailing chipping@cityofpflugerville.com. More information can be found on the curb side hipping website. When contacting them, leave your name, address and call back number. In addition, the city provides hazardous waste disposal free of charge. Check out the guidelines for more information.


9.   How do I report a non working street light?

Street light outages are routinely reported by the Pflugerville Police Department. If you have a street light out, please contact the Police Department at (512) 251-4004 and they will refer the street light outage to the appropriate electric company. Please give the City the number on the problem light pole.


10.   Who is responsible for the street conditions (traffic, signs, etc.)?

The City of Pflugerville is responsible for street conditions. Please contact them for any problems


11.   The grass in the common area is up to my waist. Who do I contact to get it mowed?

The grass in different areas is mowed at different intervals. Contact Jack Baker if you believe the grass in a certain area is excessively tall.


12.   When and where are the monthly Springbrook Glen HOA board meetings

Monthly board meetings are held on the third Tuesday of every month at the Pflugerville Justice Center, 1611 E. Pfennig Lane, EOC/Room 500 at 7:00pm. Please see the calendar for more information on topics being discussed and meeting minutes if present.


13.   I would like to sell my *(insert thing here)*. Does the neighborhood have a classifieds board?

Yes we do actually. Go to the classified section of the forums and post your treasures, or just browse. However, if you live in the neighborhood and run a buisness, you can advertise on our Business Ads page. Contact the webmaster for more information.


14.   I just received a warning for my lawn not being properly maintained. How can I prevent this from happening in the future?

The following are general guidelines which assist the manager in determining whether a violation notice should be mailed to an owner. Consistently maintaining your lawn and plantings with these guidelines in mind will eliminate the possibility of future notices from the Association.
1) The lawn is regularly mowed with a grass blade height of no more than six inches.
2) The lawn, including grass adjacent to sidewalks and street curbs, is edged regularly, and grass stringers do not exceed six inches in length.
3) The lawn does not have weeds taller than six inches.
4) Beds and tree wells are free of weeds and grass.
5) Shrubs and trees are pruned.
6) Dead plantings are not present.
7) The lawn and plantings appear to be watered regularly.
